The Xenia villa in Calpe has 6 bedrooms, 3 bathrooms and capacity for 12 people. With proximity to all services and the beach, the villa meets all the requirements for a relaxed family holiday.
Distribution of the villa:
With 342 m2 of accommodation, the villa is distributed over two floors connected by internal stairs. On the main floor we find a spacious entrance hall that gives access to a beautiful and bright dining area with a table and space for 12 diners with air conditioning, a cosy independent lounge with sofa area and TV to relax next to a pleasant decorative fireplace and air conditioning. A bedroom with a 180x200 cm double bed and air conditioning, a second bedroom with two single beds of 90/200 cm and air conditioning, a complete bathroom with shower, a third bedroom with a 180/200 cm double bed and air conditioning, a second complete bathroom with bathtub, a fourth bedroom with a 180/200 cm double bed and air conditioning, and the fifth bedroom with a 180/200 cm double bed. (All bedrooms have fitted wardrobes; plenty of space to store clothes). A third complete bathroom with shower and a new and modern kitchen (October 2022) with all new appliances, such as two large fridges to store all your groceries, and a laundry/drying room. In the centre of the main floor we find a beautiful central courtyard that brings plenty of light to the villa and a very Mediterranean character. Going up beautiful wooden stairs located in the lounge, we access the sixth bedroom, a beautiful attic room with two single beds of 90/200 cm, air conditioning and access to a lovely terrace with beautiful sea views.
Exterior of the villa:
With 1,496 m², the plot has two large terraces for eating and dining outdoors with two large tables for 12 diners. The private pool has a depth of 2.80 metres at its deepest point and 60 cm depth on the shallowest side. The pool is climate-controlled (subject to prior arrangement) so you can enjoy it all year round. A pleasant sun lounger area, a table tennis table, and several landscaped areas with typical Mediterranean plants.
All furniture, both interior and exterior, is from summer/autumn 2022.
The villa has space to park up to three vehicles inside and the property is completely fenced.
Sit outside in the garden and enjoy the peace whilst having your morning coffee. You can grill your favourite food on the barbecue whilst watching your family or friends enjoy themselves in the pool. Moments you will remember forever with your loved ones.
The villa is located 900 m from the supermarket "Mercadona", 900 m from the restaurant, 1.5 km from the city "Calpe", 2 km from the sandy beach "Playa del Arenal Bol", 2 km from the rocky beach, 5 km from the natural park "Parque Natural del Peñon de Ifach" and is situated in an ideal area for families and within a residential development.

In het echt ziet de villa er nog mooier uit dan op de foto's! De tuin is prachtig en het meubilair goede kwaliteit. Alles is in de villa aanwezig, van sinaasappelpers tot aan handdoeken tot aan buitenspeelgoed.
