Distribution of the villa: with 300 m2 of living space:
The villa is distributed on two floors connected by an internal staircase. On the main floor there are two living rooms, a lounge with a beautiful decorative hanging fireplace and air conditioning, a dining room, and a second lounge with a decorative fireplace and sofas. A spacious and fully equipped kitchen, a first bedroom with double bed and air conditioning, a bathroom with bathtub and a second bedroom with double bed and air conditioning. The third bedroom has two single beds and air conditioning. The whole floor has central heating.
On the first floor there is a fourth bedroom with double bed, terrace and air conditioning and a fifth bedroom with double bed and air conditioning. On the same floor there is 1 complete bathroom with bath and shower shared by both bedrooms. Both bedrooms have a shared terrace.
The villa has a separate room on the ground floor with a large living room with sofa, a double bed, air conditioning and a bathroom with shower.
Outside the villa: with a plot of 2.325 m2.
The entrance to the villa has an electric gate for vehicles and a pedestrian gate. You will find a large parking area for several vehicles and the main entrance to the house.
The villa Ifach has a beautiful garden with plenty of space and several terraces where you can enjoy the most outdoors, a nice barbecue area with dining table, and summer kitchen where you can make the most of your stay in the villa. The private pool is 8/5 and has a sunbeds area for sunbathing, a courtesy toilet so you don't have to enter the house if you are in the pool area and a room with the washing machine.
It is located 2 km from Calpe with all services, 2 km from the sandy beach ‘Playa Arenal Bol’ 2 km, 3 km from the train station of Calpe. 78 km from Alicante airport.

The pool area and outside eating area was great even though pizza oven was chained up and unable to be used and bbq was not great.

Shame we had to mention grass needed cutting and pool needed cleaning - should have been done prior to our arrival! At least one hairdryer for this level of property should have been provided. Basic kitchen equipment like chopping boards/sharp knivessee more

Basic kitchen equipment like chopping boards/sharp knives should be checked regularly! No dial labels on cooker makes it difficult to work out what was being used! More than one set of keys for property would have made things easier! Lastly studio by pool had no lock on patio door so no valuables could be left inside!

La vivienda es muy grande , si bien para 12 personas solo tienen 3 cuartos de baños completos y a la hora de las duchas se complica un poco , como dispone de A\A en todas las habitaciones es muy práctico para el verano así cada uno puede poner la temsee more
La vivienda es muy grande , si bien para 12 personas solo tienen 3 cuartos de baños completos y a la hora de las duchas se complica un poco , como dispone de A\A en todas las habitaciones es muy práctico para el verano así cada uno puede poner la temperatura que quiera en su habitación , la zona de la piscina es espectacular es lo mejor que tiene la casa, la vivienda no dispone de acceso directo de la cocina a la zona de la piscina y es muy incomodo a la hora de bajar todas las cosas al cenador , en general el estado de conservación de la vivienda es bueno, pero no es una vivienda cómoda si vas con personas mayores o niños , las camas están bien los colchones son blandos sin embarazo las almohadas dejan mucho que desear blandas , bajas y una calidad malísima , recomiendo que te lleves tu propia almohada

The villa Xenia in Calpe has 6 bedrooms, 3 bathrooms and sleeps 12 people. Close to all amenities and the beach, the villa meets all the requirements for a relaxing family holiday.
Layout of the villa:
With 342 m2 of living space, the villa is distributed over two floors connected by internal stairs. On the main floor there is a large entrance hall leading to a beautiful and bright dining area with a table and space for 12 people with air conditioning, a cosy separate living room with a sofa area and TV to relax next to a nice decorative fireplace and air conditioning. One bedroom with double bed 180X200 cm and air conditioning, a second bedroom with two single beds 90/200 cm and air conditioning, a complete bathroom with shower, a third bedroom with double bed 180/200 cm and air conditioning, a second complete bathroom with bathtub, a fourth bedroom with double bed 180/200 cm and air conditioning, and the fifth bedroom with double bed 180/200 cm. (All bedrooms have built-in wardrobes; plenty of space to store clothes). A third full bathroom with shower and a new modern kitchen (October 2022) with all new appliances, including two large fridges to store all your groceries, and a laundry/drying room. In the centre of the main floor there is a beautiful central courtyard which gives the villa a lot of light and a very Mediterranean character. Going up some nice wooden stairs located in the living room, we access the sixth bedroom, a nice attic room with two 90/200 cm single beds, air conditioning and exit to a lovely terrace with beautiful sea views.
Exterior of the villa:
With 1,496 m2, the plot has two large terraces for outdoor dining with two large tables for 12 diners. The private swimming pool has a slide and is 2.80 cm deep on the side of the slide and 60 cm deep on the shallower side. The pool is heated (by prior arrangement) so that you can enjoy it all year round. There is a pleasant sunbathing area with sun loungers, a ping pong table, and several garden areas with typical Mediterranean plants.
All the indoor and outdoor furniture is summer/autumn 2022.
The villa has parking space for up to three vehicles inside and the property is fully fenced.
Sit outside in the garden and enjoy the peace while sipping your morning coffee. You can grill your favourite food on the barbecue while watching your family or friends enjoy themselves by the pool. Moments you will remember forever with your loved ones.
The villa is 900 m from the supermarket ‘Mercadona’, 900 m from the restaurant, 1.5 km from the town ‘Calpe’, 2 km from the sandy beach ‘Playa del Arenal Bol’, 2 km from the rocky beach, 5 km from the natural park ‘Parque Natural del Peñon de Ifach’ and is located in an ideal area for families and within an urbanization.

The beautiful Grandiosa villa in Calpe has 7 bedrooms and capacity for 14 people. A perfect villa for its amenities, location and capacity to accommodate large families or friends.

On the first floor we find a large living room with air conditioning, smart tv, a nice kitchen with a dining table and fully equipped and access to the terrace and pool. A bedroom with two single beds and air conditioning, a bathroom with a shower and a laundry room where the electric boiler of the house is located.
Going up a staircase from the hall of the house we reach the second floor where we find a bedroom with two single beds and a tv, a bedroom with a double bed and a tv, and a fourth bedroom with two single beds and a tv, a bathroom with a shower and a large double room with a TV, an en-suite bathroom with a bathtub, a dressing room and a terrace. This entire floor has central air conditioning.
On the third floor we find a terrace, a bedroom with two single beds and a TV, a bathroom with a shower, and a seventh bedroom with two single beds, all air conditioning on this floor is also centralized.
